Ambergris Bay
This area on south western Ambergris Caye (pronounced “key”) has lots of potential to grow in the coming years. Beachfront is either sandy and shallow in must parts or covered with freshwater slate (a rock that resembles coral reef). The beach would require dredging (permit required) for build a pier/dock and the hardcore can be used to fill the property as some lots consist of swampland caused by mangroves and other vegetation.

Some beachfront properties have a proposed road going in front of plots and as such, the plot does not have direct access to the beach. These lands are being sold at a cheaper price for that same reason.

Ambergris Bay is for the young investors who invest in assets that will payoff and developers with vision. The area according to local authorities will see some infrastructure and utilities within 8-10 years.
